1. The Equity Share Coach. These instructions coach you step by step to put your transaction together including calculating the ownership splits, entering into a preliminary commitment with your co-owner before you locate a property, obtaining pre-purchase loan approval, making the offer (and whether the co-owners sign on the purchase documents), dealing with the lender and obtaining the best loan (perhaps even without some co-owners liable for the loan), taking title to the property and entering into the equity sharing agreement.

2. Equity Sharing Calculator in Excel

Calculates ownership percentages, rates of return, rental reimbursement, tax deductions, buy out amounts, refinance calculations for buy out, and values at termination of your transaction. 3. Equity Share Preliminary Commitment.

The parties enter into this document after they have decided to co-own a property and before they purchase. It allows them to move forward with purchasing a property with the primary co-ownership terms having been agreed to. (It is not sufficient to take the place of the actual equity sharing agreement they will enter into after they find a property.)

4. Equity Sharing Agreement in Word

The agreement is approximately 20 pages and is easily completed by you through the use of questions, answers and the "replace" feature in your word processing program. i.e., 1. What is Occupier 1's name? 2. How much did Investor 1 contribute to the down payment? There are approximately 25 questions for you to answer. It's that simple.
